What a residential appraisal is for
Eagle Home Appraisal's appraisers work as independent fee appraisers. We prepare residential appraisals when you need a documented opinion of a home's value for a decision beyond a mortgage loan: pricing a sale, a transfer between family members, a property tax appeal, or a legal or estate matter. Tell us who will receive the report and what it must show, and the scope is set to match.
Property types in Escondido
Most Escondido homes are single-family, and most were built before 1990. The City's 2021-2029 Housing Element (amended March 22, 2023) reports that in 2020 single-family detached homes made up the largest share of housing units (51%), with about six percent single-family attached, 36% multifamily and eight percent mobile homes or trailers, and that 76% of the housing stock was built before 1990.
We appraise:
- Single-family detached homes, from historic houses to homes in master-planned communities
- Condominiums and townhomes
- Small multi-unit homes of two to four units
- Mobile and manufactured homes (tell us whether the land is part of the property)
- Historic homes in the Old Escondido Historic District, where age, restoration and original features shape the comparison
- Vacant residential lots
Why Escondido owners order one
Pricing a sale
Know the value before you set a list price, so the asking price rests on comparable sales rather than an online estimate.
A private sale or family transfer
When you sell without an agent, or between relatives, a neutral opinion of value gives both sides the same starting point.
A San Diego County property tax appeal
In San Diego County, an assessment appeal asks an independent board appointed by the Board of Supervisors to set a property's taxable value. The county Assessor's appeal guidance says appeals of the regular assessment are filed between July 2 and November 30, and appeals of a supplemental assessment within 60 days of the supplemental bill's mailing date. The board considers evidence such as comparable sales, but not a sale that occurred more than 90 days after the date being valued. The State Board of Equalization describes a lien date appeal as one about the value on the roll on January 1, so an appraisal prepared for that kind of appeal addresses January 1. The application, form BOE-305-AH, comes from the Clerk of the Assessment Appeals Board.
Refinancing or mortgage insurance questions
A private appraisal can inform a refinance or private mortgage insurance question, but the lender decides what valuation it accepts. Ask the lender before ordering.
Estate, trust and divorce matters
These carry their own date and reporting questions. See estate, probate and divorce appraisals.
Charitable gifts and relocation
Share the recipient's requirements, or your tax adviser's, when you request a quote.
How a residential appraisal works
- Reach out. Phone 442-248-3110 or send the quote form with the address, property type, approximate size and purpose. Scope, fee and delivery estimate are agreed up front.
- Schedule the inspection. Confirm access and a time that fits your deadline.
- Inspect the home. The appraiser measures and photographs the home, notes its condition and features, and records improvements.
- Research and report. Comparable Escondido sales are analyzed and adjusted for differences, and the opinion of value is reported in the agreed format.
- Delivery. The delivery estimate is confirmed when you order. Raise factual questions about the property with the appraiser.
Neighborhoods we serve in Escondido
We take requests for homes throughout Escondido. Areas named in the City's own records include:
- The Old Escondido Historic District, established by the City in 1989, with 900 homes built from the mid-1880s to date
- Neighborhood groups on the City's map, including Mission Park Area, Park Place, Orange Place, Rustic Village, West Hillside Group, Los Arboles and The Elms
- Rancho San Pasqual, which the General Plan describes as a master-planned community clustered to preserve hillsides
Not sure your address is covered? Send it with your request and we will confirm.
Residential appraisal fees
Ask for a written scope, fee and delivery estimate. The fee depends on the home's size and complexity, the purpose and the deadline; legal and estate assignments carry extra research and reporting.
Standards
Every report is prepared to USPAP, the Uniform Standards of Professional Appraisal Practice. USPAP governs how the work is done; it does not guarantee that a lender, an assessor or a court will accept a report for a particular use.
